All transactions are completed directly between the buyer and the developer or registered seller — Regate Global acts as a licensed intermediary, not a counter-party. You receive the same title deed, SPA, or notarial deed you would receive dealing directly with a developer, with the added layer of independent legal review at no extra cost.
Yes. In Dubai and Abu Dhabi, SPAs can be signed digitally and payments routed via bank transfer. In Cyprus and Spain, a power of attorney (granted by notarial deed in your home country) allows your legal representative to sign on your behalf. We coordinate both options as standard.
Dubai: DLD registration fee (4% of purchase price) + admin fees ~AED 4,000. No transfer tax, no income tax. Abu Dhabi: DLD equivalent fee ~2%. Cyprus: Transfer fee 3–8% (first €85,000 exempt) + stamp duty. Spain: ITP transfer tax 6–10% depending on region, plus notary and registry fees ~2%.
Yes in all markets. UAE banks offer non-resident mortgages up to 50% LTV on property valued under AED 5M. European lenders in Cyprus and Spain typically offer 60–70% LTV to non-residents. We can introduce you to our banking partners in each jurisdiction.
Dubai: A property purchase above AED 750,000 qualifies for a 2-year investor visa; above AED 2M for a 10-year Golden Visa. Cyprus: A residential property above €300,000 qualifies for permanent residency (Category F). Spain: Properties above €500,000 qualify for the Golden Visa, subject to current regulation.
Our remuneration is a distribution fee paid by the developer or registered seller. Buyers do not pay Regate Global for introductions, consultations, or transaction support. The purchase price you see is the same as buying directly from the developer.
